Central Coast Development Control Plan 2022

Pursuant to the provisions of Clause 14(1)(b), (2) and (4) and Clause 16 (1) of the Environmental Planning and Assessment Regulation 2021, Council has adopted amendments to Central Coast Development Control Plan 2022 (CCDCP), specifically by the adoption of Chapter 5.55 – Ettalong Beach, 43-46 The Esplanade.

Purpose The purpose of the Chapter is to provide urban design controls to:

  • limit the overshadowing of the beach, public open space and bushland in the area, 
  • allow for view sharing to the water from other developments in the Ettalong Beach local centre, 
  • provide acceptable building separation and setbacks, 
  • incorporate active street frontages,
  • provide a transition in height to the adjacent low density areas, 
  • facilitate lot consolidation, and
  • design excellence 

The amended DCP repeals the previous version of the DCP and will become effective from the date of the amendment to the Central Coast Local Environmental Plan 2022 relating to Planning Proposal PP 106/2019 - 43-46 The Esplanade Ettalong Beach is notified as being in effect on the NSW Legislation website.
